PARKER GARAGE AT 424 DALEY STREET
Dear Ms. Parker:
I have reviewed your resubmittal for the above building permit application for the Planning
Division and it was found that the following information, corrections, or clarifications will need
to be addressed before review can continue:
Shed:
1. It appears that you plan to remove your existing shed during construction of the
proposed garage. If this is the case, please label the shed on your site plan as “to be
removed.” If you plan to retain the shed, please add the area of the shed to your lot
coverage calculations.
Proposed Garage Dimensions:
2. I noticed that the dimensions of your proposed garage
were changed from 12’ by 22’ to 13’ by 22’ on your site plan with your resubmittal.
However, the building plans shown the garage as being 12’ by 22’. Therefore, please
change the dimensions of the garage back to 12’ by 22’ and change the area of the garage
for the lot coverage calculations back to 264 square feet.
Lot Coverage Calculations:
3. I am still unclear on how the total lot coverage was
calculated for the site. Based on the dimensions shown on your site plan, the total area of
the residence would be 824 square feet and the front porch would be 154 square feet;
however, you state that the area of the residence is 684 square feet and that the front porch
is 133 square feet. Does the footprint of the house shown on the site plan include the
existing eaves? Please verify the dimensions shown on the site plan and make any
necessary corrections to reflect the dimensions of the existing house. If the dimensions
shown are correct, please update the area of the residence and porch under the lot coverage
calculations to show the existing lot coverage accurately. Please note that based on the
dimensions shown on your site plan, the total lot coverage would be over the maximum
allowed 35%. Therefore, it must either be found that the dimensions of the house are
incorrect and that the house covers less than the footprint shown on the plans, or the size of
the proposed garage must be reduced so that only 35% of the lot is covered.
Additionally, please provide the area of all other impervious surfaces separately from the
lot coverage calculations on your site plan.
Please submit three copies of the updated site plan to a Development Services Permit
Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. If you have any
