The impervious surface calculations on your site plan state that the site contains a 32 square foot shed. Please show the location of this shed on your site plan. Lot Coverage: 2. Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. Therefore, the lot coverage on your site would include the footprint of the existing residence, porches (if covered), shed, proposed garage, and any other structures on the site. Please provide the breakdown of your lot coverage calculations separate from the impervious surface calculations. Note that the maximum allowable lot coverage is 35% of the total lot area. Height Calculations: 3. During my site visit to conduct the critical areas determination, I observed that your property is relatively flat. Points A through D are provided as 98, 104, 97, and 105 respectively. Please confirm that these elevations are correct, as it appears that there wouldn’t be such a significant change in elevation between each of these points due to the flat nature of the site. Additionally, the height calculations state an average grade of 103.5; however, the average of the points provided on the plans is 101. Please correct the average grade, proposed height, and maximum allowable height accordingly on both the site plan and building plans after confirming the elevations of Points A through D. Please submit three copies of the updated site plan (at least one copy must be reduced in size) and only two copies of any affected sheets of the building plans. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
