On behalf of the Planning Division, I have reviewed the above building permit
application. Please respond in writing to the following items and indicate the page
number where the answer can be found:

Rockery along South Property Line.
1. Thank you for providing the top and
bottom of wall elevations for the existing rockery along the south property line.
The plans indicate that the rockery will be replaced as needed. In regards to the
replacement, please clarify if the top of wall will remain the same elevation as is
existing. Please do so by red-lining the plans or providing a revised copies of the
relevant pages. I need to verify that the new wall will not exceed the elevation of
the existing wall. Previously, I stated that the new wall must meet the required
setback requirements, but since an existing wall requires repair and/or
replacement, setbacks will only be an issue if the new wall will exceed the height
of the previous wall. FYI- Once you’ve responded to this item, the Planning
Division will be able to sign off on related building permits BLD-2007-0685 &
BLD-2007-0331.
Compliance with the Parking Requirements.
2. I was not able to find the parking
requirement calculations on the plans. If I overlooked the, I do apologize. If you
did provide the information, just reference the page number. Otherwise revise the
plans to show how the building complies with the Edmonds Community
Development Code requirements. I’m confident it will comply, but it needs to be
detailed on the plans. State how many studio, 1-bedroom, 2-bedroom, and 3-
bedroom units that the building will have. The required parking is as follows: 1.2
spaces per studio, 1.5 per 1-bedroom unit, 1.8 per 2-bedroom unit, and 2.0 per 3-
bedroom unit. Indicate in your response to the City what page the answer can be
found.
Height Calculations.
3. On sheet A1.2, the height calculations are shown based on
the historical grade. Thank you so much for providing this. However, the SE
corner is written as 139.0, but appears to be located between the 142’ and 144’
contours. Please provide the correction elevation for the SE corner of the height
rectangle, and revise the height calculations accordingly. Then on sheets A3.0,
A3.1, and A3.2, label the elevation views to include the average grade, the actual
elevation, and the maximum allowed elevation.
Landscape Plan.
4. The landscape plan for building 10 looks great. I just need one
clarification. It was difficult to read what type of trees will be planted in the two
planting beds in the parking lot. It appears that there will be two trees in each, but
please clarify.
Please make all submittals to a Development Services Permit Coordinator, Monday
through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. Please provide one copy of the
revised reduced site plan and two copies of all other revised pages. If you have any
