Dear Ms. Hansen:
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified:
Side setback for the Studio.
1. Because the proposed studio is an accessory structure
of less than 600 square feet, the rear property line setback may be reduced from the
required 15 feet in the RS-8 zone to 5 feet. This is accurately indicated on the plot
plan. However, it appears that the side setback was also reduced to 5 feet. The side
setback may not be reduced and must be 7.5 feet. Please indicate the change on a
revised plot plan (3 large copies, 1 reduced to 8 X 11).
Maximum height for the Studio
2. . The maximum height for accessory structures in
the RS-8 zone is 15 feet. The submitted plans indicate a maximum of 25 feet. I had
originally redlined the error because it appears that the studio would meet the 15-foot
requirement but please make the correction to the height calculations with the
resubmission above. Also, please indicate the exact height of the studio on the
elevation drawing.
