Before I can sign off on the permit, however, the following information needs to be clarified: Proposed Pool Pad 1. . It appears that the proposed pool pad will encroach into the side and rear property line setbacks at the southwestern corner of the lot. If that is the case, any mechanical equipment that is placed on the pad (pool filters, etc.) must be less than 36” in height, including the height of the pad. Otherwise, the pool pad must meet the required property line setbacks for the RS-6 zone. In this case, the side setback is 5 feet and the rear setback for the pool pad and equipment may be reduced to 5 feet according to Edmonds Community Development Code (ECDC) Section 16.20.050.C. On an elevation drawing, please indicate what equipment is to be located on the proposed pool pad and the total height of the pad and the equipment. Or, indicate on the site plan that the pad meets the required setbacks. Proposed Fence 2. . Building codes require the installation of a 6-foot fence to enclose the pool. However, fence placement must meet the requirements described in ECDC 17.30.010. Fence height is normally limited to three feet within 10 feet of a street right-of-way or access easement unless an exception is approved by the city engineer. As proposed, it appears the 6-foot fence will be nearly on the rear property line adjacent to the alley behind the house. Please submit an exception request to the Engineering Division for the placement of the 6-foot fence on the rear property line. Otherwise, indicate on the site plan that the fence meets the 10-foot setback requirement from the alley. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. If you have any questions, feel free to contact me at 425-771-0220 (x1330). Sincerely, Development Services Department - Planning Division Mike Clugston Planner
