ADDITION AT 16912 TALBOT RD
On behalf of the Planning Division, I have reviewed the above building permit
application. Please respond to the following items, so that I can complete my review:
Grading Calculations
1.. The application appears to be missing the grading
calculations. Although unlikely, I need to confirm that the grading will not
exceed 500 cubic yards. If it will, additional information will be required.
Critical Areas Study.
2. At this time, I am only requesting the survey map with the
top of slope identified. Refer to e-mails sent to Chris Golden 8/20/07.
Benchmark/Datum Point.
3. Please identify what the datum is on the site plan.
The benchmark is labeled with its elevation, but it does not state if it is a manhole
cover or other.
Height Calculations
4..
a.Since Point B is not located on the subject property, the Edmonds
Community Development Code 21.40.030 requires that point B’s
elevation be calculated as follows: Provide the elevation for the two
points where the height rectangle intersects the property line (to get to
point B). Then average those two points, and that will be the elevation of
point B.
b.If necessary revise the height calculations, based on the change to Point B.
c.Also revise the average grade and maximum elevation on the elevation
views as needed.
Setbacks
5.. Please note on the site plan the number of feet the residence will be
from the southeast property line.
Please make all submittals to a Development Services Permit Coordinator, Monday
through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. If you have any questions,
