On behalf of the Planning Division, I have reviewed the above building permit
application. Only a few items need revising, in order for me to approve it. Please
respond in writing to the following:
1.Fireplaces. In order to exclude the fireplace/chimney from the height
calculations, the first chimney cannot exceed 9 feet in horizontal section, and the
second may not exceed 6 feet in horizontal section. Since the chimney along the
west side of the house exceeds 10 square feet in horizontal section, you may
reduce it to 9 square feet or expand the height calculations rectangle to include it.
In other words, move points A and D westward to include the fireplace. Please
revise accordingly.
2.Height Calculations. On the site plan points A, B, C and D are given in relation to
the datum point (top of a catch basin as 0.0’). From that the average grade was
calculated. As a result, the maximum allowed elevation (in relation to datum)
will be the average + 25’. Please update the site plan to reflect this, and revise the
elevation views as well. The elevation views should show the average grade, the
maximum (average +25’), and the actual (in relation to the datum).
In order to avoid confusion remove the notes on the site plan which show the
maximum as 388.5’ + 24.5’ = 413.0’, since the site plan has no reference to
388.5’.
You may red-line the plans, or submit new copies. If submitting new copies, provide
3 copies of the site plan and 2 copies of the elevations. Please make all submittals to
a Development Services Permit Coordinator, Monday through Friday, 9:00 am to
noon or 1:00 pm to 4:00 pm. If you have any questions, feel free to contact me at
