RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2007-0768 (ADDITION AND
PATIO ROOF) AND # 2007-0769 (CARPORT) AT 831 SPRAGUE STREET
Dear Mr. Perrenoud:
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified:
1. Height of Carport. Please recalculate the actual height of the carport and note the
change on the site plan. Also, indicate the actual height of the carport on the
elevation drawing.
2. Lot Coverage. Lot coverage is defined as “the total ground coverage of all buildings
or structures on a site measured from the outside of external walls or supporting
members or from a point 2.5 feet in from the outside edge of a cantilevered roof,
whichever covers the greatest area.” In this instance, according to your site plan, the
lot coverage calculations would include the total footprint of the existing house (01),
rear garage (05), kitchen (07) and stairs (06) as well as the newly expanded entry and
roof over the patio (09), and the carport (10). Please provide accurate lot coverage
calculations (square footage of all buildings and structures divided by the total lot
area) and keep in mind that according to Section 16.20.030 of the Edmonds
Community Development Code, there is a 35% maximum lot coverage restriction.
Please make all submittals to Marie Harrison, your Development Services Permit Coordinator,
