Before I can sign off on the permit, however, I will need the following information: 1. A letter or report from a geotechnical engineer. As part of the City’s review of your proposed porch remodel and deck, it was noticed that there was a critical area (erosion hazard) on the western portion of your property (CRA20070102). As a result, a study was required pursuant to Edmonds Community Development Code (ECDC) Chapters 23.40 and 23.80. Because the new uncovered deck is proposed to be constructed in an erosion hazard area or its buffer, you must ensure that its construction does not negatively impact the erosion hazard area or adjacent properties. If the geotech finds that the slope is stable, a full geotechnical report would not be required (Edmonds Community Development Code Section 23.80.050.G). An erosion and sediment control plan prepared in compliance with requirements in ECDC Chapter 18.30 would be sufficient. On the other hand, if the slope is not found to be stable, a geotechnical report prepared in accordance with ECDC 23.80.050 would be required.
