Please respond to the following items, so that I can complete my review: Geotech Letter 1.. In order to reduce the required 50’ buffer from the top of slope down to 10’. A letter must be submitted by a licensed geotechnical engineer demonstrating ONE of the following: a.Edmonds Community Development Code 23.80.070A1b. Buffer Reduction. The buffer may be reduced to a minimum of 10 feet \[+15-foot building setback\] when a qualified professional demonstrates to the satisfaction of the director that the reduction will adequately protect the proposed development, adjacent developments and uses and the subject critical area. \[‘Subject critical area’ refers to the slope.\] b.Edmonds Community Development Code 23.80.070A2. Alterations. Alterations of an erosion or landslide hazard area and/or buffer may only occur for activities for which a hazards analysis is submitted and certifies that: (a) The development will not increase surface water discharge or sedimentation to adjacent properties beyond predevelopment conditions; (b) The development will not decrease slope stability on adjacent properties; and (c) Such alterations will not adversely impact other critical areas. Submit 3 copies of the geotechnical letter. Site Plan 2.. Revise the site plan as listed below. Submit 3 copies. Top of Slope a.. Revise the location of the top of slope to correspond with the recorded short plat map. As it is currently located on the site plan, it has been moved slightly westward. 10’ Buffercorrect b.. Revise the 10’ buffer to be measured from the top of slope line. 15’ Building Setback c. . The 15’ building setback should be measured from the 10’ buffer line; i.e. it should be 25’ from the top of slope. It presently is not labeled on the site plan. Covered Porches. d. The covered porches at the rear and front of the house must be labeled as ‘covered.’ Datum Point. e. The datum point elevation does not appear to correspond to the existing topography. Make the changes are noted in the corrections for Jenny Readwin. Height Calculations. f. Please label points A, B, C, and D on the site plan; and put a dot where each is located.Note that the height calculations rectangle must include the covered porch at the rear of the house. It doesn’t appear to include it as submitted. Lot Area. g. The site plan lists the lot area as 13,488 sq ft. The correct lot area per the recorded short plat map is 13,388 sq ft (gross) and 12,000 sq ft (net). Use the net area to calculate lot coverage. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
