NEW SINGLE FAMILY RESIDENCE AT 9007 196 ST SW
On behalf of the Planning Division, I have reviewed the resubmitted items for the above
building permit application. Please respond to the following items, so that I can complete
my review:
Elevation View
1.. Please label the average grade, actual elevation, and maximum
elevation on at least one of the elevation views. You may red-line the plans in our
office.
Rear Covered Porch
2.. The letter from your geotechnical engineer is great; he
responded to the buffer reduction requirements perfectly. However, since you
corrected the location of the top of slope, the buffer area, and the building setback
on the site plan, it appears that the rear covered porch is encroaching into the
building setback area. You have two options as listed below.
a.Revise the covered porch, so that only the supporting posts for the roof are
the only items encroaching into the building setback. The roof eaves and
any uncovered portion of the patio may extend into the building setback.
OR
b.The Geotech may state in writing the exact number of feet that the covered
porch may extend into the building setback area. In doing so he must
demonstrate compliance with the following code. Edmonds Community
Development Code 23.80.070A2. Alterations. Alterations of an erosion
or landslide hazard area and/or buffer may only occur for activities for
which a hazards analysis is submitted and certifies that: (a) The
development will not increase surface water discharge or sedimentation to
adjacent properties beyond predevelopment conditions; (b) The
development will not decrease slope stability on adjacent properties; and
(c) Such alterations will not adversely impact other critical areas. Submit 3
copies of the geotechnical letter.
Please make all submittals to a Development Services Permit Coordinator, Monday,
Tuesday, Thursday or Friday, 8:00 am to 4:30 pm. If you have any questions, feel
free to contact me at 425.771.0220 ext 1223. I work a part-time schedule, and plan to
be in the office Wednesday (10/24) and Friday (10/26) next week. If you make the
corrections prior to next Friday, I am confident it will not delay the City’s review
time. As it stands, the tentative date for review is 11/9, but I went ahead and
reviewed it today. If you have any questions about this letter and I am not available, I
suggest talking to Jen Machuga 425.771.0220 ext 1224. She is reviewing the
building permit application for the adjacent lot.
