Please respond to the following items, so that I can approve the application: Patio 1.. The patio in the rear setback may only encroach into the setback by 4 feet, so it may be located 11 feet from the rear property line. The walkway within the setback is fine, and may remain as is. Reduce the extent of the patio accordingly. (Refer to Edmonds Community Development Code 16.20.040C.) Lot Area 2.. The site plan indicates that the total lot area is 8,385 square feet, but according to the recorded short plat, the lot area is 8,110 square feet. Perhaps the th 8,385 square feet, includes the easement area across 9723 227 Pl W. Use the 8,110 square feet to calculate lot coverage and impervious surface. Revise the site plan as needed. Height Calculations. 3. Label points A, B, C, and D on the site plan; and put a dot where each is located. Make sure that the points form a rectangle to include the entire building. Reduced Site Plan 4.. Side setbacks are not to scale on the reduced site plan. Please revise. Please submit 3 new copies of the site plan, including one reduced copy at 1” = 20’. Make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm. If you have any questions, you may contact me at 425.771.0220 ext 1223.
