RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2007-0997
ND
HERITAGE NURSING AND REHAB CENTER SIGN AT 21400 – 72 AVE W
Dear Applicant:
I have reviewed your submittal for the above building permit application for the Planning Division
and it was found that the following information, corrections, or clarifications will need to be addressed
before review can continue:
Size:
1. The building permit application and sign diagram indicate that the proposed sign face is 4
feet by 8 feet; however, the photo of the proposed sign states that the proposed sign is 3 feet by
6 feet. Please correct this discrepancy and indicate the correct dimensions of the proposed sign.
Please note that the maximum allowed sign area is 24 square feet.
Height:
2. Your plans indicate that the previous sign was 32.5 inches in height, while the diagram
indicates that the proposed sign is 6 feet in height. Is this correct?
Setbacks:
3. Please note that if the new sign is to be more than 3 feet in height over original
grade, the sign must meet the minimum required setbacks for the RM-1.5 zone (15-foot street
setback from the eastern property line and 10-foot side setback from the southern property line).
If the proposed sign is more than 3 feet in height over original grade, please show the proposed
setbacks for the sign from all property lines on the site plan.

4.
property to the south on the site plan. Please note that the proposed sign must be located
nd
completely on the property addressed 21400 – 72 Ave. W, or a permit must be obtained for
nd
Ave. W. Additionally, as mentioned above, if the sign is
the property addressed 21500 – 72
more than 3 feet in height, it must meet the minimum required setbacks from all property lines,
including the property line between the subject property and the lot to the south.
Landscaping:
5. Per ECDC 20.60.045, all freestanding signs must have a landscaped area twice
the size of the sign area at the base of the sign. Therefore, please indicate the landscaped area
on the site plan and indicate what the existing and/or proposed landscaping will be.
Please submit three copies of the updated site plan (at least one copy must be reduced in size) and only
two copies of any affected sheets of the building plans. Please make all submittals to a Development
Services Permit Coordinator, Monday through Friday, excluding Wednesdays, between 8:00 am and
4:30 pm. If you have any questions, feel free to contact me at (425) 771-0220, ext. 1224. I look
forward to working with you on this project.
Sincerely,
Development Services Department - Planning Division
