STARK/MARTS ADDITION AT 805 ALOHA STREET
Dear Ms. Stark and Mr. Marts:
I have reviewed the above building permit application for the PIanning Division and it
was found that the following information, corrections, or clarifications will need to be
addressed before review can continue:
Lot Shape and Dimensions: The lot shape and dimensions indicated on your site
plan do not match the shape and dimensions of Lot A of the recorded subdivision
for File No. S-1985-42, which established the subject property (see attached). If the
dimensions of the subject property have changed since the time of the subdivision,
please provide an explanation. Otherwise, please correct the lot shape and
dimensions on your site plan to reflect the current shape of the subject property.
2. Lot Area: If it is determined that the subject property has not changed from the
original Lot A created by subdivision File No. S-1985-42, please correct the lot area
provided on the site plan to reflect the actual size of the lot.
3. Lot Coverage: Lot coverage is defined as the total ground coverage of all
buildings or structures on a site measured from the outside of external walls or
supporting members or from a point 30 inches in from the outside edge of the
eaves, whichever covers the greatest area. The proposed lot coverage is provided
on your site plan as 25%; however, it is unclear what this quantity includes. Please
provide a breakdown of your lot coverage calculations, including the area of the
footprint of the existing residence, the area of the proposed additions, and the area
of any other structures existing on the site. Please note that if the lot area of the
subject property is changed (as discussed above), the lot coverage calculations must
also be updated to reflect the coverage as a percentage of the correct lot area.
4. Setbacks: Please provide the shortest distance from the proposed family room
addition to the southern property line to ensure that the addition will meet the
minimum required 10 -foot side setback.
5. Heigh_ t_ Calculations: Please provide height calculations on your site plan, as
height calculations are a minimum permit submittal requirement. In addition to
showing the average grade, maximum allowed height, and proposed height on your
site plan, please show them on your building elevations as well. Additionally, a
datum point must be defined and indicated on your site plan. Please refer to the
enclosed handout for guidance on the height calculation requirements.
6. Second Kitchen: Please describe what work is proposed to be done to the old
kitchen. Will the kitchen be removed and converted into a different use? If the old
kitchen will be retained, the house would contain a second kitchen, and a covenant
would need to be recorded at the County stating that you are aware that an
Accessory Dwelling Unit (ADU) permit must be approved separately from this
building permit application if you intend for a portion of the residence to act as a
separate dwelling unit apart from the main residence. Even if you do not intend for
a portion of the residence to act as an ADU, the purpose of getting this statement
recorded is to protect any future owners from thinking that the residence contains an
approved ADU. I am enclosing the City's ADU handout as well as the covenant
that must be recorded at the County (only if the old kitchen is retained). Note that if
the old kitchen is to be retained, all current owners must sign the covenant, and all
signatures must be notarized and signed in black ink. Also note that due to the
County's restrictions on margins, the covenant must be printed on legal sized paper
and cannot have writing located within the margins. If you plan to retain the second
kitchen, you may either get the covenant recorded at the County on your own for
$40, or you may turn it in to the City to record it at the County for you for $55 (the
County's $40 recording fee plus a $15 City surcharge fee). If you are interested in
applying for an ADU permit, you are welcome to contact me on application
procedures. If you plan to convert the old kitchen into another use, please indicate
the use on your plans, and the ADU covenant will not be required.
Please submit three copies of the updated site plan (at least one copy must be reduced in
size) and only two copies of any affected sheets of the building plans. Please make all
submittals to a Development Services Permit Coordinator, Monday through Friday,
excluding Wednesdays, between 5:00 am and 4:30 pm. If you have any questions, feel
