Dear Mr. Lee:
I have reviewed the above building permit application for the Planning Division and it was
found that the following information, corrections, or clarifications will need to be addressed
before review can continue:
Lot Coverage:
1.Lot coverage is defined as “the total ground coverage of all buildings
or structures on a site measured from the outside of external walls or supporting
members or from a point two and one-half feet in from the outside edge of a
cantilevered roof, whichever covers the greatest area.” Decks and stairs over three feet
in height are considered structures and must be included in the lot coverage calculations
for a site. Therefore, since the proposed deck and stairs are over three feet in height, lot
coverage calculations must be provided on your site plan. Please provide a breakdown
of the lot coverage calculations, including the area of the footprint of the existing
residence, the area of the existing shed, the area of the proposed deck and stairs, and the
area of any other existing structures on the site. Lot coverage is calculated as a
percentage of the net lot area for the site. Therefore, please provide the lot area of the
subject property as well. Please note that the maximum lot coverage for the RS-8 zone
is 35%.
Please redline plans or submit three sets of revised plans/documents (affected sheets only)
with a written response to each of the above items. Please make all submittals to the
Development Services Permit Coordinator Monday through Friday, excluding Wednesdays,
between 8:00 am and 4:30 pm. If you have any questions, feel free to contact me at (425)
