During review of the revised plans for the above noted project, it was found that the following
information, clarifications or changes are needed. Please provide written responses as to where the
changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator.
1.Provide revised engineering calculations and full sized sheets for the impacts from the proposed
changes. Both lateral and gravity alanysis are required.
a.Additional windows, walls deleted or moved, large point loads from the increased
spans of the steel beams all need to be addressed.
b.It does not appear to me that the full weight of the 64 foot spanned trusses with tile
roofing has been calculated into the steel beam calculations. The copy of the Steel
beam design submitted with this revision application has the load lines above the
beams overlapping and undecipherable. Provide a legible documents.
c.Justify the new steel columns for the height and point loads. Identify which post and
what the loads are.
d.The same for the footings. It would be very helpful if one of the calc pages could
show the major point loads at each footing.
e.The railing spec., note d on sheet S, call for a safety factor of 2.5. For glazed guards,
the safety factor is required to be 4, as per Table R301.5(i). Correct on plans.
f.Enginner to provide a Statement of special inspections per IBC 1704.1.1
2.The City of Edmonds Special Inspection Form is required to be completed based upon the
special inspection requirements.
3.Provide a stamped set of the engineered truss drawings for this project. This will be used to
confirm that the loading for the roof structure is fully taken into account through to the
foundation.
4.Provide attachment details for the ripped 2x8 rafters onto the trusses. Include compliance
with the lateral requirements for the trusses per the truss engineering. Show the slope, roof
drain and overflow/scupper locations and details. Include materials to be used.
5.The hot tub will be required to have a safety cover that meets both the WSEC and the
ASTM-F 1346. Please note this on the plans.
