Dear Mr. Williamson:
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified:
Height Calculations.
1. It appears that the average and maximum height calculations are
slightly off (the correct values appear to struck-through on the site plan). Please redline
the site plan and elevations to indicate the correct average and maximum heights.
Lot Coverage
2.. It is difficult to determine how the structural lot coverage was calculated.
ECDC 21.15.110 defines coverage as the total ground coverage of all buildings or
structures on a site measured from the outside of external walls or supporting members or
from a point 2.5 feet in from the outside edge of a cantilevered roof, whichever covers the
greatest area. For this project, the lot coverage calculations should include the total
footprint of the existing house, covered porch, and shed as well as the proposed addition.
The proposed deck is not included because it is less than 36 above average original
grade. Please provide the appropriate lot coverage square footages for each component
and the final calculation as a percentage of the total area of the lot.
As an aside, I noticed a note on the site plan describing the dwelling units/acre allowed
by the underlying zoning. Specifically, the calculation indicates that there is a maximum
square footage for a dwelling unit (9469 / 5.5 = 1721 square feet). For single family
zones, there is a maximum lot coverage
of 35% -- the dwelling units/acre concept is only
applicable for planned residential developments and multifamily projects. As a result, for
the parcel in question, all structures on the lot could result in a maximum lot coverage of
3314 square feet (9469 sf * 0.35).
