RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2007-1162
REMODEL OF SOUNDVIEW APARTMENTS AT 417 3RD AVENUE S
Dear Mr. Hyldahl:
I have reviewed the above building permit application for the Planning Division and found that the
following information, corrections, or clarifications will need to be addressed before review can
continue:
1. Critical Areas Checklist: The City does not have a Critical Areas Checklist on file for
this address. Please complete and submit the enclosed checklist - the fee for critical areas
review is $135.
2. Fencing: The proposal calls for installation of fencing partitions to the west of the Sound
View building. Please indicate on a landscape plan where they will be located and
describe their height and composition. Fence placement must meet the requirements
described in Edmonds Community Development Code (ECDC) 17.30. Fence height is
normally limited to three feet within 10 feet of a street right-of-way or access easement
unless an exception is approved by the city engineer.
3. Railings: All unit deck railings are to be replaced along with stair railings. If I
understand correctly, the existing wood will be replaced an aluminum system. Will their
appearance match what is existing as far as color, spacing, etc.? For example, will
aluminum pickets be used throughout or will some glass panels be installed instead?
4. Back Porch Roof: The scope of work mentions extending the overhang of the back
porch roof. Please indicate where the proposed change is located on the appropriate
elevation drawing and the extent of the change.
5. Elevator: Will the height of the elevator penthouse be increased as part of proposed
elevator upgrade or will it remain as existing?
