RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2007-1195
DUPLEX AT 656 DALEY STREET
Dear Mr. Johnson:
I have reviewed the above building permit application for the Planning Division and found that
the following information, corrections, or clarifications will need to be addressed before review
can continue:
1. Lot Combination. A lot combination was approved to join the church’s parking lot
parcel and 658 Daley Street (PLN20070051). The site and landscape plans do not
indicate the updated parcel boundaries. Please submit new site and landscape plans
that correctly identify the new parcel bounds or redline the existing plans to remove
the northwest and southwest corner markers and the ‘Note: Edmonds Open Bible
owns…’ language on the plans and reference the approval in PLN20070051.
2. Fence. A six foot cedar fence is proposed for the site. The fence is not indicated on
the site plan or the landscape plan. Please add the feature to both plans. Placement of
the fence must meet the requirements found in ECDC 17.30.
3. Landscape Plan. Several issues need to be addressed:
a. It is uncertain if the landscape plan submitted with this building permit is to be
reviewed for the entire site or just for that area surrounding Building 2. The ADB
approved the landscape plan for the entire site during their review of the project
(ADB-2007-0006). If the current review is to only include improvements around
Building 2, a performance bond would be required to ensure completion of the
improvements on the northern portion of the property.
b. The street trees required by the Architectural Design Board are mentioned on the
landscape plan but their locations are not shown. Please add the appropriate street
trees to the plan and the legend. Due to space limitation, it is anticipated that the
street trees would be included in the front yards of both units. The ADB
mentioned the possibility of using a Ginko tree to replace the existing evergreen
on the northwest portion of the property as opposed to an Alaskan Yellow Cedar
and adding another Ginko in front of the stairs on Building 2 along Daley Street.
Similarly, the Urbanite Ash at 2” to 2.5” caliper could be added to the lawn area
east of Building 1 along 7th. An additional Urbanite Ash could be added along the
eastern edge of Building 2 or replace one of the existing deciduous trees along
that facade.
c. The ADB requested additional plantings of Fragrant Sweet Box/’Saracococca
ruscifolia’ for the eastern planting area. Please indicate these on the landscape
plan.
d. The ADB requested a new location for the proposed Metasequoia at the northeast
corner of Building 1 due to potential space concerns.
It was noted that the roof for the elevator shaft was redesigned and better incorporated into the
roof for the rest of the building. Thank you.
You may redline your plans to reflect any changes; or, if you are submitting new plans, please
submit 3 site plans (one must be reduced size) and 2 sets of the updated pages of the building
plans. Please make all submittals to Marie Harrison, your Development Services Permit
Coordinator, Monday through Friday, 8:00 am to 4:30 pm; we are closed Wednesdays. If you
