Dear Mr. Miller, Donahou Design Group iN Thank you for your comments found in the Comment Letter referenced above. Two sets of nearly identical plans are being submitted for your re -review, one for each permit number, as you requested. Reference the attached documents for the 'clouded' revisions to the documents since the application submittal. Our full Response to your Design Review Comment Letter is as follows: G-001 — OVER SHEET 1. General Notes a. Note 1 i. The IEBC Code has been added to the list of referenced Codes ii. The reference to the IPC has been updated to reference the UBC. iii. The reference to the Ventilation and Indoor Air Quality Code has been removed and a reference to the IMC has been added. b. Note 7 - The reference to the wrong Fire Marshal has been changed to read, "City of Edmonds Fire Marshal. c. Note 14 - The Deferred Submittal section reference has been updated to 107.3.4.1. d. Note 20 - The Electrical Code edition has been updated to reference the 2017 NEC. The section number is unchanged. e. Note 21- The Electrical Code edition has been updated to reference the 2017 NEC. The section numbers are unchanged. 2. Code Analysis a. Other applicable Codes i. The Existing Building Code has been added to the list of referenced Codes. ii. The ICC /ANSI Code reference has been updated to the currently adopted edition. b. The occupancy type has been revised as requested. c. The Building is not sprinklered. The Basic Allowable height and area information have been updated in response to Item 2.c. A frontage increase is available, but unnecessary since the building area is less than the basic area allowed in Table 506.2 of the IBC. e. Reference the response to item 2.d. f. The Code reference related to calculating the Mezzanine occupant load has been updated. g. The Code reference related to evaluating the Mezzanine openness has been updated. 3. The list of deferred submittals has been revised to remove work covered by other permits. On sheet A-111— FLOOR PLAN — WALL TYPES & DETAILS: 4. Reference detail 1/A-111 for the attachment requirements. 5. This response applies only to BLD2019-00346 the permit for Suite 104 remodel. Reference detail 1/A- 111 for the attachment requirements. 6. The referenced note is a carryover from the original permit application, and has been removed. Reference detail 1/A-111 for the attachment requirements. 7. Reference Hardware Group No. 3, A-121. Permit BLD2019-0222 Specific Comments 8. Floor Plan C— FLOOR PLAN a. The referenced Suite Number has been updated_. b. The anticipated seating to be provided in the Lobby, Board Room and the Lunch Room have been added to the drawing. The occupant load of Suite 105 has been added to the drawing. c. The south wall of the Board Room will be unchanged from its' current configuration. See the revised Floor Plan C. d. The existing section of framed wall will remain. Wall Type C will be used to infill the gap between the existing construction and proposed construction. e. A drinking fountain has been added to Suite 105. On Sheet A-121— REFLECTED CEILING PLAN 9. Plan B — REFLECTED CEILING PLAN a. The reflected Ceiling Plan is drawn correctly. The Floor Plan has been corrected and shows no change from the existing condition. b. Reference the revised A-121 Drawing for the existing draftstop location. In addition the new demising wall between Suites 104 and 105 will be continuous to the underside of the structure and will also serve as a draft stop. Comments specific to work completed under BLD2019-0346 On Sheet A-111— FLOOR PLAN — WALL TYPES & DETAILS 10. Floor Plan B — MEZZANINE FLOOR PLAN 8383 1581h Ave NE Suite 350, 2 Redmond„ WA 98052 Tel: (425) 285-9992 a. It is a carryover reference from the original remodel of the building. The note has been removed. b. It is a carryover reference from the original remodel of the building. The detail reference has been removed. c. References to wall type B in the Mezzanine will be framed to the underside of the roof, per detail 1/A-111. 11. Floor Plan C — FLOOR PLAN a. Room Labels have been added to the plan. b. The existing section of framed wall will remain. Wall Type C will be used to infill the gap between the existing construction and the proposed construction. c. Reference the Reception Counter detail s, 5 and 6/A-111. d. Room 107, `Kitchenette', has a 40" wide access passage and is not equipped with a stove or cooktop. Therefore, it is exempt from the clearance requirements of Section 804.2. If a stove or cooktop is added in the future, modifications will be required to satisfy the requirements of Section 804.2. 12. Elevation 2 — RESTROOM INTERIOR ELEVATIONS — Elevation D. The wall type reference on the plan detail was incorrect. The North wall reference has been changed to C and the East wall reference changed to B. 13. The detail callout is a carryover from the original building remodel and has been removed. 14. No new lighting is being added as part of the remodel. All lighting is existing to remain, or existing to remain, but relocated to adjacent locations in the suspended ceiling grid. There will be a net reduction in lighting with the reconfiguration of the Mezzanine lighting. 15. The existing HVAC equipment is to be reused. Documentation regarding what modifications are being made to the existing HVAC system will be submitted with the Mechanical Permit application.
