RE: PLAN REVIEW COMMENTS FOR PLAN CHECK #BLD20170031
NEW IN -GROUND POOL AND SPA AT 8609 TALBOT RD.
Dear Mr. Shavlovskiy:
I have reviewed the above building permit application for the Planning Division, and it was found
that the following information, corrections, or clarifications need to be addressed before review can
continue:
1. Site Plan:
❑ Your site plan states a scale of 1" = 20'; however, it was not printed at such a scale, so staff
is unable to verify certain distances and dimensions. Please reprint your site plan so that it is
accurately to a scale of 1" = 20'.
❑ The pool equipment shed is shown within the setback. Pursuant to ECDC 21.90.050 and
31.90.150, no structure 36" in height or greater may be placed within the side yard setback.
Please provide documentation verifying the shed and associated equipment is less than 36"
in height or move the shed out of the side yard setback.
❑ Per the geotech report on file, the pool shall be setback at minimum 40' from the top of the
steep northwest facing bluff. The pool is shown setback 45' from the sewer line. Please
correct site plan by measuring the distance the pool is setback from top of slope.
❑ Please indicate if any decking or concrete is proposed to be added around the pool area.
Please Note: Additional comments from the BuildinLy Division and L�?igja eriIT avvisic�t�
may require additional chamm m ,to the site plan beyond those discussed above. A revised
site plan addressing the above cited issues should be com leted once you have received
comments from the other reviewing divisions.
Please submit three copies of your revised site plan (including one reduced copy) and two copies of
any revised building plan sheets to a Development Services Permit Coordinator. Our office hours
are Mondays, Tuesdays, Thursdays, and Fridays between 8:00 am 4:30 pm, and Wednesdays 8:30 am
to noon.
