Dear Mr. Cohen:
I have reviewed the above building permit application for the Planning Division, and it was
found that the following information, corrections, or clarifications will need to be addressed
before review can continue:
Lot Dimensions:
1.It appears there was an error in labeling the dimensions of the
subject property. The southern property line is labeled as 145.5’, but it scales out at
around 131’. The eastern property line is labeled as 132’, but scales out at around 147’.
The northern property line is labeled as 125.5’, but scales out at around 111’. Please
correct this discrepancy and make any necessary corrections to your site plan, including
corrections to the lengths of the property lines and/or proposed setbacks if necessary.
Lot Area:
2.It appears that the subject property may share an access easement with the
neighboring property. If this is the case, please label the access easement and provide
the net area of the subject property (total lot area excluding the area of the shared
access easement), which is necessary for the lot coverage calculations. Additionally,
when you correct the discrepancy in the lot dimensions mentioned in Item #1, please
make sure that the lot area is also updated if necessary.
Datum Point:
3.Please refer to the comments provided by Jenny Readwin, Plans
Examiner, regarding the proposed datum point. The datum point must be shown on the
site plan as a fixed object (i.e. sewer manhole, water meter, etc.). Additionally, if the
change in datum point impacts the elevations of the four corners of your height
rectangle, please make all necessary updates to your height calculations.
Please make all submittals to a Development Services Permit Coordinator, Monday through
Friday, excluding Wednesdays, between 8:00 am and 4:30 pm. If you have any questions,
