Email: szimmerlund@msn.com RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2008-0021 TH ZIMMERLUND NEW SFR AT 9815 – 224 STREET SW Dear Mr. Zimmerlund: I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Original Topography Contours: 1.The survey submitted with your subdivision application (File No. S-2007-37) shows a 374’ contour line on the western portion of the lot, which is not shown on your site plan. Please show the 374’ original grade contour line in order to verify the original elevations of Points A and C of your height rectangle. Height Calculations: 2.Please conduct the following in regard to your height calculations: a.As stated in the comment letter by Jenny Readwin, Plans Examiner, please provide an alternate datum point that the Building Inspector will be able to use for the height inspection. b.Your height rectangle should exclude chimneys. Therefore, please move Points A and B to the south so that they are in line with the northernmost wall of the residence and move Points C and D to the north so that they are in line with the southernmost wall of the residence. Please make any updates to the elevations of these points as necessary. c.Pursuant to ECDC 21.40.030.B, “If a corner falls off the site, its elevation shall be the average elevation of the two points projected downward where the two sides of the rectangle cross the property line.” Therefore, please update the elevation of Point D to be the average of the two points where the rectangle crosses the property line adjacent to Tract A. d.Please update the elevations of Points A through D to reflect the above changes. Additionally, please update the height calculations (average grade, maximum height, and proposed height) on all copies of the site plan and building elevations. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, excluding Wednesdays, between 8:00 am and 4:30 pm.
