08-0025 Plan Review Comments.pdf CE th ITY OF DMONDS • 1215 AN•E,WA98020 VENUE ORTH DMONDS P: 425.771.0220 • F: 425.771.0221 • W: www.ci.edmonds.wa.us HONEAXEB DSD: P•E•B EVELOPMENT ERVICES EPARTMENTLANNING NGINEERING UILDING January 28, 2008 Mike Perry mperry@dimensionsarch.com RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2008-0025 ST NELSON MOTORS PARKING LOT AT 7512 221 PLACE SW Dear Mr. Perry: I have reviewed the above building permit application for the Planning Division and found that the following information, corrections, or clarifications will need to be addressed before review can continue: Pedestrian Walkway. 1.A condition of ADB approval (ADB-07-83) indicated a requirement for the inclusion of an appropriately identified pedestrian walkway within the parking lot according to ECDC 16.60.030.B.3(a). Please indicate such a walkway on the site plan and describe how it is set off from the surrounding pavement by use of alternative texture, color and/or composition. Lighting. 2.Please indicate the type and height of the proposed light poles on the north, east and west boundaries of the site. According to ECDC 16.60.030.C.3, poles may be a maximum of 25 feet in height but must minimize glare. Glare can be minimized through the use of cut-off fixtures or by using lower poles along property lines. Please indicate whether or not the suggested light bollard at the top of the steps is to be included with the plan. Landscape Plan. 3.Several issues need to be addressed prior to final landscape plan approval: a.Square footage. As described in the ADB approval for the project, a minimum of 472.5 square feet of interior landscaping is required (27 stalls X 17.5 sq ft of landscaping per stall – per ECDC 20.13.030.E.1). Please indicate the amount of interior landscaping provided. The Site Plan delineates three landscaping triangles as “L/S” which should be included in the calculation as would the north and south planting islands adjacent to the central parking stalls. Those areas identified as ‘4” diagonal painted lines’ adjacent to the central stalls could be applied toward the interior requirement as well, if landscaped (if necessary). b.Irrigation. Per ECDC 20.13.020.E, the parking lot must be irrigated. Please show the location and details of the irrigation system on the landscape plan. c.Landscaping bond. Please provide a cost estimate for the installation of all landscaping materials, plantings and irrigation systems. This information will be used to determine the appropriate landscape bond (ECDC 23.13.040).
