Before I can sign off on the permit, however, the following information needs to be clarified: Deck: 1. Per comments from the Building Division dated April 30, 2008, please show the western deck and stairs on the site plan. Also, indicate how the structure meets setbacks for the location. The BN-zoned parcel has a street setback of 20 feet adjacent th to 76 Avenue West. The south side setback adjacent to another BN parcel is 0 feet. The north side setback, normally 15 feet since it is adjacent to an R-zoned parcel, was reduced to 0 feet as approved in variance V-1-85. The rear setback, however, is still 15 feet since it is adjacent to an R-zoned parcel on the west and this setback was not part of the variance request in 1985. Therefore, if the structure does not meet the above requirements, it will have to be removed. A variance for the deck would not be appropriate in this case since it was built without a permit - it would be a self-created hardship. You may redline your existing plans or submit three copies of your updated site plan (one reduced size) and two sets of any updated pages of the building plans.Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm, except on Wednesdays when we are closed for permit review.
