CLAIRE RHODES TRUST DECK AT 8723 TALBOT ROAD
Dear Applicant:
I have reviewed the above building permit application for the Planning Division, and it was found
that the following information, corrections, or clarifications will need to be addressed before
review can continue:
1. Setbacks: Please provide the shortest distance from the proposed deck to the northern and
eastern property lines to ensure that the deck meets the minimum required setbacks for the
RS -20 zone.
2. Critical Areas Determination: As stated in the comment letter from Jenny Readwin,
Plans Examiner, dated February 27, 2008, it is unclear if the deck will be cantilevered or if
new footings will be placed to support the deck. If the deck is not to be cantilevered, a
critical areas determination on your property is required. If this is the case, please submit
the enclosed critical areas checklist with the required $135 fee. Additionally, please note
that depending on the determination, a further critical areas study may be required.
3. Hei!ht: Please provide an elevation view of the proposed deck, and indicate the maximum
height of the deck on the elevation view.
4. Lot Coverage: Lot coverage is defined as the total ground coverage of all buildings or
structures on a site measured from the outside of external walls or supporting members or
from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest
area. Since decks that exceed 3 feet in height over original grade are considered to be
structures, they must also be included in the lot coverage calculations. Therefore, if the
proposed deck exceeds 3 feet in height over original grade, please provide lot coverage
calculations on your site plan. The lot coverage calculations should include the area of the
footprint of the existing residence and garage, the area of the proposed deck, and the area of
any other existing structures on the site. The total lot coverage should be calculated as a
percentage of the net lot area, so please provide the net lot area on your site plan as well.
Note that the maximum allowed lot coverage in the RS -20 zone is 35%.
Please make all submittals to a Development Services Permit Coordinator, Monday through
Friday, excluding Wednesdays, between 8:00 am and 4:30 pm. If you have any questions, feel
