RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2008-0167
TH
TATE ADDITION AT 23919 – 106 PLACE WEST
Dear Mr. Farnsworth:
I have reviewed your resubmittal dated March 28, 2008 for the above building permit application for the
Planning Division, and it was found that the following information, corrections, or clarifications will need
to be addressed before review can continue.
Height Calculations:
1.Please make the following corrections to your height calculations:
a.It was noted that when you updated your height rectangle, you did not provide the elevation of
Point A, which falls off-site, as an average of the two points where the height rectangle crosses
the northern property line. Therefore, please follow the directions of ECDC 21.40.030.B,
which states, “If a corner falls off the site, its elevation shall be the average elevation of the two
points projected downward where the two sides of the rectangle cross the property line.” Please
provide the elevations of the two points where the height rectangle crosses the northern
property line and then provide Point A as the average of these two points. Make any necessary
updates to the height calculations if the elevation of Point A changes with this update to the
plans.
b.As stated in my last letter, the average grade, proposed height, and maximum height as shown
on the site plan and building elevations should be updated to reflect the updates in elevation of
the four corners of your height rectangle. The maximum allowed height, however, was not
updated. Therefore, please provide the maximum allowed height as the average height plus
25’. Note that the elevations used for the height calculations may not be rounded up, so the
average grade based on your current elevations of Points A through D would be 101.06’ and the
maximum height would be 126.06’. Note that this average and maximum may change when
you address the comment above and correct the elevation of Point A. The average and
maximum heights should be updated on both the site plan and the building elevations.
Please make all submittals to a Development Services Permit Coordinator, Monday through Friday,
excluding Wednesdays, between 8:00 am and 4:30 pm. If you have any questions, feel free to contact me
at (425) 771-0220, ext. 1224.
Sincerely,
Development Services Department - Planning Division
