Dear Mr. Farnsworth:
I have reviewed the above building permit application for the Planning Division, and it was found that the following
information, corrections, or clarifications will need to be addressed before review can continue.
Lot Coverage:
1.Lot coverage is defined as the total ground coverage of all buildings or structures on a site
measured from the outside of external walls or supporting members or from a point 30 inches in from the
outside edge of the eaves, whichever covers the greatest area. The proposed lot coverage is stated on your
site plan as being 2,588; however, this figure appears to conflict with your impervious surface calculations
and it is unclear if it includes all existing and proposed structures. Therefore, please confirm the breakdown
of your lot coverage calculations on your site plan as well as the impervious surface calculations (i.e. the lot
coverage calculations list the garage separately, so it is unclear if the garage is included in the impervious
surface calculations). Additionally, the existing shed in the northeast corner of the property should be
included in the lot coverage and impervious surface calculations. If the existing deck exceeds three feet in
height over original grade (definition of “structure”), it should be included in the lot coverage calculations as
well.
Height Calculations:
2.Please make the following corrections to your height calculations:
a.Per ECDC 21.40.030.B, the height rectangle used for your height calculations shall be the smallest
rectangle that will enclose all of the building, excluding a maximum of 30 inches of eaves. Uncovered
decks are not included in the height rectangle. The height rectangle shown on your site plan does not
appear to meet the above definition. A smaller rectangle can be drawn around the residence if the
rectangle is rotated slightly to the right and reduced in size to be in line with the western wall of the
garage, northern wall of the proposed addition, eastern wall of the residence, and the southern wall of the
existing kitchen bumpout. Therefore, please correct the location of your height rectangle and update the
elevations of Points A through D.
b.It appears that Point A of the corrected height rectangle may fall off site. If this is the case, please follow
the directions of ECDC 21.40.030.B, which states, “If a corner falls off the site, its elevation shall be the
average elevation of the two points projected downward where the two sides of the rectangle cross the
property line.” Please keep this definition in mind when updating the elevations of Points A through D to
reflect the corrected location of the height rectangle.
c.Make any necessary changes to the height calculations, including updates to the average grade, proposed
height, and maximum height as shown on the site plan and building elevations to reflect the updates in
elevation of the four corners of your height rectangle.
Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, excluding
