PO Box 1508 Mukilteo, WA 98275 RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2008-0176 NEW SINGLE FAMILY RESIDENCE AT 8040 CYRUS PLACE Dear Mr. Johnson: I have reviewed the above building permit application for the Planning Division. Before I can sign off on the permit, however, the following information needs to be clarified: 1. Datum Point: What is the datum point that was chosen and what is its elevation? Please indicate on the site plan. 2. Height Calculation: Please confirm the locations and elevations for Points A through D of the inscribed height rectangle. In particular, Points A and C must be moved to the north to take the entire house into consideration. Likewise, Points C and D must be moved slightly to the west. Please make any changes necessary to the resulting height calculations, as applicable. 3. Fencing: Condition 3 of short plat S-2004-123 states: “A split rail fence or another style acceptable to the City along with signage shall be installed and maintained by the owners of Lots 1, 2, and 3 along the edge of the critical area buffer (10 feet north of the top of the steep slope hazard area.” The proposed section of fence on Lot 3 does not appear to adequately parallel the edge of the critical area buffer as is required in the condition of short plat approval. Please confirm the location of the required fence and indicate its appropriate position on the site plan. 4. Setbacks: On the site plan, please indicate the required 15’ building setback line from the critical area fence discussed above. 5. Geotechnical Report: Condition 2 of short plat S-2004-123 states: “Any building permit for Lot 3 will require a geotechnical report that confirms the foundation type and construction practices that should be used for construction adjacent to a steep slope area.” Please submit a geotechnical report that appropriately addresses the concerns identified in the condition of short plat approval. The geotech report submitted as part of this building permit application (dated May 30, 2001) generally addresses geotechnical factors adjacent to Perrinville Creek but it does not describe development on Lot 3 in detail as is required by the condition of short plat approval. You may redline your existing plans or submit three copies of your updated site plan (one reduced size) and two sets of any updated pages of the building plans. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm, except on Wednesdays when we are closed for permit review.
