Lot Coverage: 1.Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. Since decks and stairs over three feet in height meet the definition of a “structure”, they should also be included in lot coverage calculations. It appears that the lot coverage figure provided on your site plan (1,523.6 square feet) may not include all structures on the site and/or may exclude more than 30 inches of eaves. Therefore, please provide a breakdown of your lot coverage calculations on your site plan, including the footprint of the existing residence (excluding up to 30 inches of eaves), the proposed addition, the existing deck and stairs that exceed three feet in height over original grade and the proposed addition to the deck. Height Calculations: 2.Please make the following corrections to your height calculations: a.Per ECDC 21.40.030.B, the height rectangle used for your height calculations shall be the smallest rectangle that will enclose all of the building, excluding a maximum of 30 inches of eaves. Uncovered decks are not included in the height rectangle. The height rectangle shown on your site plan appears to include the eaves, although up to 30 inches of eaves should be excluded from the height rectangle. Therefore, please confirm the location of your height rectangle and make any necessary updates. Additionally, if the elevations of any of the four corners change, please update your height calculations accordingly. b.It appears that there was a typo with labeling the four corners of your height rectangle (three of the corners are labeled as “B”). Please correct the labels of the four corners. The above items may be redlined on your plans. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, excluding Wednesdays, between 8:00 am and 4:30 pm.
