On behalf of the Planning Division, I have reviewed the above building permit
applications. Please respond in writing to the following:
1.SEPA. The grading calculations submitted by the engineer indicate removal
of 4,993 cubic yards. SEPA was issued for up to 4,500 cubic yards. Since the
increase is approximately 10%, I will issue an addendum to the original SEPA
determination. There is no appeal period for an addendum.
2.Landscape Plan.
a.The landscape plan shows an unidentified area just south of building
C. It encroaches into the setback. Is it a patio? Please label what it is
on the landscape plan and add it to the site plan as well. Also a
symbol that typically indicates mechanical equipment is shown within
this area. Please identify and/or remove it from the site plan.
Mechanical equipment cannot be located within the setbacks.
b.Please clarify if you are looking for approval of the landscape plan
with this permit or you would like it to be reviewed and approved with
the permits for the actual buildings, not the foundation only permits.
3.Patios. Patios need to be shown on the site plan. They can encroach into the
street setback by 4 feet only (11 feet from the property line) and encroach into
the side setback by only 3.3 feet (6.67 feet from the property line). Please
reduce the patio area(s) accordingly.
4.Height Calculations. FYI only. Since height calculations are not formally
reviewed with these applications, a correction/clarification is not necessary at
this time.
a.Building A. The height rectangle for Building A appears to extend
beyond the building. The height rectangle should include the portion
of the building above ground, but exclude the roof overhang (up to 30”
of eaves) and the decks. Please clarify what it is including.
b.Datum. Label the datum point on the site plan.
5.Lot Aggregation. FYI only. A lot line adjustment will be required to remove
the center lot line and make it into one legal lot.
You may red-line the existing plans or submit new copies. Make all submittals to a
Development Services Permit Coordinator, Monday, Tuesday, Thursday or Friday, 8:00
