On behalf of the Planning Division, I have reviewed the above building permit
application. Please respond in writing to the following:
Site Plan.
a.PUD Transformer. In order to approve the shoring & foundation only permit, I
would suggest removing the PUD Transformer from the site plan. It can be
included with the building only permits, and that way it will not hold up the
processing of this permit. However, it may not be located within the setbacks,
unless it is less than 36” in height; even then it will require screening.
2.Datum point. Rather than referencing other documents, please add the datum
point to the site plan. In reviewing the survey, it notes the benchmark as a
concrete corner in the sidewalk. The datum needs to be a manhole cover, fire
hydrant, or other related permanent point of reference. There are some on the
survey that can be used, but some of the elevations have been cut off, and I
cannot read the entire number.
3.Flex Suite. FYI only. This does not need to be resolved to issue the
foundation only permits. As a planner I do not review the floor plans with a
foundation only permit, but it has come to my attention that a ‘flex suite’ is
shown in unit 101 of Building A. The Edmonds Community Development
Code does not specifically address a ‘flex suite’. It appears similar to an
‘Accessory Dwelling Unit’ which is only allowed in single family residences,
not multi-family. Gina Coccia and I are in the process of researching the
potential approval of a flex suite. The zoning allows for 9 units at the site, so
perhaps this is an option. One of us will get back to you on the subject by the
middle of next week.
You may red-line the existing plans or submit new copies. Make all submittals to a
Development Services Permit Coordinator, Monday, Tuesday, Thursday or Friday, 8:00
