On behalf of the Planning Division, I have reviewed the above building permit
application. It appears that your business now occupies ALL of the building addressed
7831.
Your business appears to meet the definition of an office, pursuant to Edmonds
Community Development Code 21.75.010. Office means a building or separately
defined space within a building used for a business which does not include on-premises
sales of goods or commodities.
Office is a conditional use allowed within the portion of the site zoned RM-2.4. The site
which contains both 7833 and 7831 is zoned RM-2.4 (Multiple Residential) and RS-8
(Single Family Residential). The northern portion of building 7831 (which appears to be
suite #101 as labeled on sheet S2.1 of your plans) is zoned Single Family Residential RS-
8. For the portion of the building within the Single Family Residential zone, no office
use or non-office commercial use is allowed pursuant to the Hearing Examiner decision
for file CU-78-90 dated February 15, 1991.A copy is attached for your reference.
Therefore your business may not be located within the portion of building 7831 that is
zoned RS-8. Please red-line or submit 2 new copies of the plans to show that your
business will not occupy any part of suite 101.
