Dear Mr. Lewis:
On behalf of the Planning Division, I have reviewed the materials resubmitted in support of the
referenced building permit application. Before I can sign off on the permit, however, the
following information needs to be clarified:
1. Site Plan.
a. Revise and re -label the setbacks for the north, south and east property lines on all
copies of the site plan. The required setbacks are: 25' street setback from the south
property line (since it still fronts on Sierra Place, even though your portion has been
vacated), 25' rear setback from the north property line, and 10' side setbacks from the
east and west property lines.
b. Label the selected datum point and indicate its elevation on all copies of the site plan.
c. Label the top and bottom of the rockeries proposed on the eastern portion of the site
between the residence and the eastern property line. Structures located within
required setback areas may be no greater than 36" in height above average original
grade (ECDC 21.90.150).
2. Wetland Report. Please update the associated wetland report to incorporate the new
design of the proposed residence. Include a scaled critical area study map as well as a
replanting plan identifying the improvements proposed in the wetland and buffer
enhancement plan.
3. Setback encroachment. It appears that there are two structural supports on either side of
the bank of windows on the north elevation (A3.3) that extend into the northern property
line setback area. Sheets A2.0 and A2.1 show the F x l' components. Please verify the
location of the proposed components keeping in mind that only eaves and chimneys may
project into a required setback up to 30 inches (ECDC 16.20.040.13).
4. SWWP. Please update the site plan in the SWWP to indicate the changes to the
proposed residence.
You may redline your existing plans or submit three copies of your updated site plan (one
reduced size) and two sets of any updated pages of the building plans. Please make all submittals
to a Development Services Permit Coordinator, Monday through Friday, 5:00 am to 4:30 pm. If
