COVERED PORCH/ADDITION AT 7425 BRAEMAR DRIVE
Dear Mr. Lovell:
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified:
1. Height Calculation: Please confirm the location for Points C and D (the northeast and
southeast corners) of the inscribed height rectangle. It appears that these points need to
be moved to the southeast approximately 30' to take into account the existing attached
garage. Please make any changes necessary to the resulting height calculations, as
applicable, on the site plan and elevations drawings.
2. Existing Potting Shed: The site plan indicates that there is an existing potting shed
just to the northeast of the garage. It appears that the shed is located within the 10' side
property line setback. With the exception of fences, no structure greater than 3 feet in
height may be located within a setback (ECDC 16.20.030, 21.90.020 and 21.90.150).
Please demonstrate how the shed currently meets code or relocate the shed to bring it
into compliance with the 10 -foot side setback requirement.
You may redline your existing plans or submit three copies of your updated site plan (one
reduced size) and two sets of any updated pages of the building plans. Please make all submittals
to a Development Services Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm,
except on Wednesdays when we are closed for permit review. If you have any questions, please
