Dear Mr. Arnold:
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified:
Height Calculation:
1. Per the request of the Building Division (4/15 and 4/23), please
confirm the location for Points A and B (the northwest and northeast corners) of the
inscribed height rectangle. Please make any changes necessary to the resulting height
calculations, as applicable, on the site plan and elevations drawings.
Setbacks:
2. The site plan indicates a 15 rear property line setback from the northern
property line. Because the parcel is a corner lot adjacent to two streets, it is treated as
having two street setbacks and two side setbacks (west and north) of 7.5. Please
indicate the change of the northern property line setback from 15 to 7.5 on the site
plan.
Existing Tool Shed:
3. The site plan indicates that there is an existing tool shed just to
the northwest of the garage and proposed addition. It appears that the shed is located
within the 7.5 side property line setback. With the exception of fences, no structure
greater than 3 feet in height may be located within a setback (ECDC 16.20.030,
21.90.020 and 21.90.150). Please demonstrate how the shed currently meets code or
relocate the shed to bring it into compliance with the 7.5-foot side setback requirement.
You may redline your existing plans or submit three copies of your updated site plan (one
reduced size) and two sets of any updated pages of the building plans.Please make all submittals
to a Development Services Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm,
except on Wednesdays when we are closed for permit review. If you have any questions, please
