Please note that if the yard storage will be accessed via a driveway off of the private road to the north of the subject property, the private road would then serve a total of five lots and would be considered a street for setback purposes. Please indicate how the yard storage will be accessed. If it will be accessed off of the private road, please adjust your plans so that the residence will meet a 25-foot street setback from the northern property line. Cantilevers: 2.Please indicate all portions of the upper floors that cantilever over the lower floors on your site plan (i.e. where the media room projects over the yard storage, where the master bedroom projects over the kitchen). Additionally, it appears that the upper floor deck off of the master bedroom was not shown on your site plan. Therefore, please show the outline of this deck on your site plan. Datum Point: 3.The point used as the datum for your height calculations should be a fixed point that is not likely to move. The datum point is indicated on your plans as being three nails on the west side of the power pole. However, since it is possible for the nails to be moved, please relocate your datum point to a fixed location, such as the top of the fire hydrant near the northeast corner of your property. Height Calculations: 4.Please indicate the average grade, maximum allowed height, and proposed height on the elevation views on sheet 5 of your building plans. Additionally, please provide the elevation of the proposed height on your site plan. The above changes may be redlined on the plans we currently have on file with your permit application. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, excluding Wednesdays, between 8:00 am and 4:30 pm. If you have any questions, feel free to contact me at (425) 771-0220, ext. 1224. I look forward to working with you on this project. Sincerely, Development Services Department - Planning Division Jen Machuga Planner
