Dear Mr. and Mrs. Filzen:
I have reviewed the above building permit application for the Planning Division, and it was found that
the following information, corrections, or clarifications will need to be addressed before review can
continue:
Property Dimensions:
1.The dimensions of your property as shown on your site plan appear to be
slightly off from the dimensions indicated in your property’s legal description. Therefore, please
update the dimensions shown on your site plan to reflect those of the legal description.
Existing Deck:
2.Staff has gone through City records and has found no indication of permit
approvals for the existing deck. The street file for the subject property contains two site plans
from previous, unrelated permits from 1992 and 2004. Neither site plan shows any indication of
the deck. Additionally, the deck does not seem to show up in the County’s aerial photos of your
site. Therefore, please either provide evidence that the existing deck was legally constructed, or
amend your scope of work from being a deck replacement to a new deck.
Setbacks:
3.The front and side yard setbacks shown on your site plan are incorrect. The subject
property is located within the RS-12 zone. Therefore, required setbacks are as follows: 25’ from
the western property line, 10’ from the northern and southern property lines, and 25’ from the
eastern property line. It appears that the proposed deck will meet these setbacks, but please
remove the incorrect setbacks from your site plan to avoid confusion.
Height:
4.Please provide the proposed height of the deck on the elevation views.
Lot Coverage:
5.Lot coverage is defined as the total ground coverage of all buildings or structures
on a site measured from the outside of external walls or supporting members or from a point 30
inches in from the outside edge of the eaves, whichever covers the greatest area. Stairs and decks
over three feet in height are considered to be structures and must be included in the lot coverage
calculations. Please provide a breakdown of lot coverage calculations on your site plan. Note
that lot coverage is calculated as a percentage of the net lot area (gross area excluding vehicular
access easements) and cannot exceed 35% of the net lot area. Therefore, please also provide the
net area of your lot and provide the proposed lot coverage as a percentage of the lot area.
The above changes may be redlined on the plans we currently have on file with your permit application.
Please make all submittals to a Development Services Permit Coordinator, Monday through Friday,
excluding Wednesdays, between 8:00 am and 4:30 pm. If you have any questions, feel free to contact
