RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2008-0387
MEHRLING ADDITION AT 19014 DELLWOOD DRIVE
Dear Ms. Mehrling:
I have reviewed your resubmittal dated July 10, 2008 for the above building permit application for the
Planning Division, and it was found that the following information, corrections, or clarifications will need
to be addressed before review can continue.
Height Calculations:
1.The following corrections to your height calculations were requested in
my letter dated June 10, 2008; however, it does not appear that these corrections were made with
your resubmittal. Therefore, please address the following corrections:
a.Only four points should be used when conducting height calculations. Since Point D does not
reflect one of the corners of the height rectangle, please remove Point D from your site plan and
from the height calculations.
b.ECDC 21.40.030.B states, “If a corner falls off the site, its elevation shall be the average
elevation of the two points projected downward where the two sides of the rectangle cross the
property line.” Provide the elevations of the two points where the height rectangle crosses the
southeastern property line. The average of the elevations of these two points should be used to
calculate the elevation of Point E.
c.Please make any necessary changes to the height calculations, including updates to the average
grade, proposed height, and maximum height as shown on the site plan and building elevations
to reflect the removal of Point D and the update in elevation of Point E (as discussed above). It
was noted that you updated the average grade with your resubmittal; however, the average
provided does not reflect the average of the height rectangle corners.
Shed:
2.Your statement submitted on July 10, 2008 says that you plan to divide the existing
storage shed into three 10’ by 12’ sheds. Please verify whether this is correct. If so, please show
the locations of the proposed sheds on your site plan and provide the setback distances from each
shed to all property lines. Each shed must meet the minimum required setbacks for the RS-8
zone.
Please make all submittals to a Development Services Permit Coordinator, Monday through Friday,
excluding Wednesdays, between 8:00 am and 4:30 pm. If you have any questions, feel free to contact me
at (425) 771-0220, ext. 1224.
Sincerely,
Development Services Department - Planning Division
