Dear Mr. Kim:
I have reviewed your resubmittal dated August 19, 2008 for the above building permit application for the
Planning Division, and it was found that the following information, corrections, or clarifications will need
to be addressed before review can continue.
Site Plan:
1.The following items were requested in my letter dated June 11, 2008. Refer to the

sample plot plan and plot plan checklist that I provided you with in my June 11 letter for the items
that should be shown on your site plan. Please revise your site plan so that it includes all applicable
items listed in the checklist, including the following changes:
a.Topography on the site should be shown at 2-foot intervals. Additionally, the steep slope area
on the southern side of your property south should be shown at 2-foot intervals and labeled as a
Landslide Hazard Area. This was not done with your resubmittal. All I could find on your
updated site plan was a note stating “pull topography @ 2’ intervals.” I am not sure what
this note means. The topography lines were not shown on the updated site plan and the steep
slope was not labeled as a Landslide Hazard Area.
b.The legal description is stated on your site plan as Homeview Addition No. 2, Lot 23.
However, the dimensions provided do not match the dimensions of Lot 23 of this subdivision

(enclosed with my June 11 letter). Therefore, please confirm the legal description of your
property and provide the correct dimensions of all four property lines. This item was not
addressed with your resubmittal.
c.Show and label the existing fence. This item was not addressed with your resubmittal.
d.Provide the lot area. This item was not addressed with your resubmittal.
e.Confirm that the dimensions of the deck indicated on your site plan match those of your
building plans. It was noted that you altered the size of the deck and removed the stairs from
the eastern side with your resubmittal. However, the dimensions shown on your site plan still
do not meet the dimensions shown on your building plans. In particular, the site plan
indicates that the eastern side of the deck is 35.5’ long, but the building plans indicate that
the eastern side is 30’5” long. Additionally, the site plan indicates that the eastern side of the
deck is 35.5’ up to the stairs; however, this dimension is shown on the building plans as
being 30’5”. Please correct these discrepancies.
Setbacks:
2.Your property is located within the RS-12 zone. The minimum required side setback
from the western property line is 10 feet; however, the proposed deck and stairs are shown as being
5 feet from the western property line. Therefore, please reduce the size of the proposed deck and
stairs so that they remain a minimum of 10 feet from the western property line. It was noted that
you updated the western side setback with your resubmittal to 6’; however, this still does not
comply with the minimum 10’ side setback requirement of the RS-12 zone. Therefore, please
reduce the size of the proposed deck and stairs so that they are a minimum of 10 feet from the
western property line.
Lot Coverage:
3.Lot coverage is defined as the total ground coverage of all buildings or structures
on a site measured from the outside of external walls or supporting members or from a point 30
inches in from the outside edge of the eaves, whichever covers the greatest area. The maximum
allowed lot coverage for properties within the RS-12 zone is 35%. Please provide lot coverage
calculations on your site plan. These calculations must include the footprint of the existing
residence, the footprint of the proposed deck and stairs, and the footprint(s) of any other existing
structures. Additionally, please show that the proposed lot coverage will not exceed 35% of the net
lot area. This item was not addressed with your resubmittal.
Please make all submittals to a Development Services Permit Coordinator, Monday through Friday,
excluding Wednesdays, between 8:00 am and 4:30 pm. If you have any questions, feel free to contact me
