SINGLE FAMILY RESIDENCE AT 523 ALDER ST
On behalf of the Planning Division, I have reviewed the above building permit
application. Please make the following revisions, so that I can complete my review:
1.Datum Point. Please select a different point other than the iron pipe as the datum
on the site plan. Label it on the site plan and provide its elevation.
2.Patio Area. The patio area north of the proposed residence may only encroach
into the setback 4 feet. It must be 11 feet from the property line. Please revise.

Also label the patio area on the 1 floor plan.
3.Proposed Walkway. The proposed walkway outside of the double doors along the
western side of the house appears to be a patio area rather than a ‘walkway’.
Please explain how it functions as a walkway.
4.Scale of the Floor Plans. The scale of the floor plans is identified as 1/8” = 1’. It
appears that the scale is actually ¼” = 1’. Please correct.
5.Unidentified Grey Areas on Floor Plans. Please label these areas. It appears that
they are the roof overhangs, but they must be clearly identified on the plans.
6.Correction to P1. Item number 47 on page P1 states the maximum height is 25’.
Please revise as follows: The maximum height is 25’ + 5’. For all portions above
25’ the roof must slope 4:12 or greater.
You may red-line the existing plans or submit new copies. Make all submittals to a
Development Services Permit Coordinator, Monday, Tuesday, Thursday or Friday, 8:00
