Height Calculations: 1.Please make the following corrections to your height calculations: a.It appears that a portion of your plans were cut off when making the reduced copy. Please make sure all information shown on the large copies of your site plan is shown on the reduced copy, including the label of the elevation for your datum point. b.The height rectangle used for your height calculations should be the smallest rectangle that fully encloses the structure to the outside of the external walls excluding up to 30 inches of eaves. Therefore, please adjust the locations of Points A and B by moving them slightly to the north so that they include the portion of the upper floor that cantilevers over the lower floor. Additionally, make any necessary updates to the elevations of Points A and B to reflect this change in location. c.Please make any necessary changes to the height calculations, including updates to the average grade, proposed height, and maximum height as shown on the site plan and building elevations to reflect the corrected locations of Points A and B (as discussed above). d.The proposed height differs between the site plan and building elevations. Correct this discrepancy. e.Your height calculations contain two sets of numbers (one set in the 100s and one set in the 300s), which is confusing for future reference. Therefore, please either base your height calculations on the datum point currently shown as 366.56’, or update the topography lines and elevations of Points A through D so that they correspond with the datum point being set at 100’. Please provide only one elevation for the average grade, maximum allowed height, and proposed height. Lot Coverage: 2.It appears that you included all impervious surfaces in your lot coverage calculations; however, the total lot coverage should be provided separately from the impervious surface calculations. Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. Therefore, your lot coverage calculations should include all structures on site, including the footprint of the existing residence and proposed addition (the cantilevered upper floor should be included in the footprint), the existing shed, and the proposed deck. Please provide a breakdown of your lot coverage calculations on your site plan, including the total coverage in square feet and as a percentage of the total lot area. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, excluding Wednesdays, between 8:00 am and 4:30 pm.
