Dear Mr. Aue:
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified:
1. Existing Shed: The site plan indicates that there is an existing shed on the northern
part of the parcel, apparently straddling the property line to the northeast. With the
exception of fences, no structure greater than 3 feet in height may be located within a
setback (ECDC 16.20.030, 21.90.020 and 21.90.150).
If the shed is the Feyk’s, it must be removed or moved to comply with existing setbacks
for the RS-8 zone. Due to the shape of the lot, there is a 7.5’ side property line setback
from the diagonal property line from the 236th Place cul-de-sac and 15’ rear property
line setback from the north and west property lines.
If the shed is the neighbor’s, please have the Feyk’s talk with them about moving the
shed to comply with the setback requirements.
You may redline your existing plans or submit three copies of your updated site plan (one
reduced size) and two sets of any updated pages of the building plans. Please make all submittals
to a Development Services Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm,
except on Wednesdays when we are closed for permit review. If you have any questions, please
