Dear Ms. Gorkiewicz:
I have reviewed the above building permit application for the Planning Division, and it was found that the following
information, corrections, or clarifications will need to be addressed before review can continue.
Height Calculations:
1.Please make the following corrections to your height calculations:
a.The height rectangle used for your height calculations should be the smallest rectangle that fully encloses
the residence to the outside of external walls excluding up to 30 inches of eaves. Therefore, please
reduce the size of the height rectangle so that it is in line with the outermost walls of the residence,
excluding up to 30 inches of eaves. It is unclear if the existing green house is part of the residence or if it
is a separate structure located directly adjacent to the residence. If the green house is a part of the
residence, it should be included in the height rectangle; however, if the green house is a separate
structure, it should be excluded from the height rectangle. In addition to correcting the location of the
height rectangle, please make any necessary updates to the elevations of Points A through D to reflect
their updated locations.
b.Make any necessary changes to the height calculations, including updates to the average grade, proposed
height, and maximum height as shown on the site plan and building elevations to reflect the corrected
locations of Points A through D (as discussed above).
Lot Coverage:
2.It is unclear what was included in your lot coverage calculations, and it appears that the
number provided on your site plan is lower than the actual coverage based on the dimensions provided on
your plans. Lot coverage is defined as the total ground coverage of all buildings or structures on a site
measured from the outside of external walls or supporting members or from a point 30 inches in from the
outside edge of the eaves, whichever covers the greatest area. Therefore, your lot coverage calculations
should include the footprint of the residence including the proposed entryway addition as well as the
footprints of the existing shed, garage, and green house. Please provide a breakdown of your lot coverage
calculations on the site plan, including an update to the total coverage in square feet and as a percentage of
the lot area.
Offices:
3.Two offices are indicated on the first floor plan. Please note that a business license may be
required in order for the owners to work out of their home. If this is applicable, the owners may contact the
City Clerk’s office for further information on how to obtain a business license at (425) 775-2525.
The corrections stated in Items #1 and 2 may be redlined on your plans. Item #3 is provided for informational
purposes only. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday,
excluding Wednesdays, between 8:00 am and 4:30 pm. If you have any questions, feel free to contact me at (425)
