TENANT IMPROVEMENT/CHANGE OF USE AT 21214 82ND AVENUE WEST
Dear Mr. Danard:
I have again reviewed the above building permit application for the Planning Division. Before I can sign
off on the permit, however, the following information needs to be clarified. We discussed Items 1, 3 and
4 at the permit counter but I did not receive the appropriate information with which to make my decision.
1. Design Review: Because changes are proposed to the exterior of the building (parapet, siding)
and the landscaping, the project requires design review. In this case, design review can be
completed by staff as part of the building permit review process. The fee for staff design
review is $100 which can be paid with the building permit fees. To facilitate the review, please
submit material and color samples of the selected siding and color elevation drawings of what
the final façade will look like, particularly from the street. UNADDRESSED
2. Parking Requirement: Please clarify the office/storage square footages used in the
determination of the number of parking spaces for the site. Break out exactly which spaces are
considered to provide “on-site customer service” and those which will not. The site plan
submitted indicates four parking spaces are to be provided and appears to base the calculation
on an ‘Areas’ table at the bottom of Sheet 1 of 2 which indicates 988 sf of office space and
1,599 sf of storage space. ADDRESSED – THANK YOU
3. Landscaping Bid: Please provide an estimate of the cost of the landscaping improvements
including materials and labor. UNADDRESSED
4. Elevations: Please show the lines of average, actual and maximum elevation on the elevation
drawings (Sheet 2 of 2). UNADDRESSED
You may redline your existing plans or submit three copies of your updated site plan (one reduced size)
and two sets of any updated pages of the building plans. Please make all submittals to a Development
Services Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm, except on Wednesdays when
