Dear Mr. Wolfe:
I have reviewed the above building permit application for the Planning Division, and it was found
that the following information, corrections, or clarifications will need to be addressed before
review can continue:
Easements:
1.The easements shown on your site plan, utility plan, and civil plan still appear
to be incorrect. Refer to the enclosed recording documents for the subdivision (File No. S-
2005-120). As recorded under this subdivision and as the civil plans approved for the
subdivision indicate, the western 15’ of the subject site contain a 15’ access easement, 10’
sanitary and storm easement, and 5’ utility easement (refer to recorded short plat for
easement locations). The 15’ access and 10’ sanitary/storm easements are shown correctly
on your plans; however, the 5’ private utility easement (located along the eastern 5’ of the
access easement) is not shown. Therefore, please add the 5’ private utility easement to your
plans. Additionally, a 5’ PUD easement is indicated on your plans adjacent to the access
easement. If the PUD easement is required for the proposed development, please provide
proof of recording of this easement.
Height Calculations:
2.Make the following corrections to your height calculations:
a.Indicate the maximum allowed height and proposed height on your height
calculation site plan.
b.Height calculations may not be rounded up. Therefore, please correct the average
grade to 1.2’ instead of 1.201’ as indicated on your plans. Additionally, please
correct the maximum allowed height to 26.2’ instead of 26.201’. These
corrections should be made on the site plans as well as the building elevations.
Please make all submittals to a Development Services Permit Coordinator, Monday through Friday,
excluding Wednesdays, between 8:00 am and 4:30 pm. If you have any questions, feel free to
