Dear Mr. Wolfe:
I have reviewed the above building permit application for the Planning Division, and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Site Plan:
1.Please show all required information on the reduced copy of your site plan (you may attach
a second sheet to your site plan if necessary to contain all of the required information). Items that
should be added to the reduced copy of your site plan include the following: legal description (the
second half of the legal description is missing on your reduced copy), datum point, height rectangle
corners, height calculations, lot coverage calculations, and impervious surface calculations.
Easements:
2.The site plan indicates a 20’ access and utility easement. However, as recorded under
the subdivision (File No. S-2005-120), the western 15’ of the subject site contain a 15’ access
easement, 10’ sanitary and storm easement, and 5’ utility easement (refer to recorded short plat for
easement locations). Please correct the easements shown on the plans to reflect those as recorded
under the subdivision.
Setbacks:
3.Provide the shortest distance from the southwest corner of the residence to the southern
property line to confirm compliance with the minimum required 25’ street setback. Also, provide the
shortest distance from the northwest corner of the residence and the southwest corner of the front
porch to the eastern edge of the access easement to confirm compliance with the minimum required
7.5’ side setback (the side setback is measured to the edge of the access easement, not to the property
line).
Walkway:
4.It appears that a walkway is proposed along the southern, eastern, and northern sides of
the house. Please confirm if this is the case and label the walkway as such. If it is not a proposed
walkway, please describe. Additionally, please describe what the strip (filled with small circles) along
the western side of the residence is.
Height Calculations:
5.Make the following corrections to your height calculations:
a.Provide the datum point and elevation on the reduced copy of your site plan.
b.Indicate the locations of Points A through D and provide the height calculations on the
reduced copy of your site plan.
c.Height calculations may not be rounded up. Therefore, please correct the average grade to
0.745’ instead of 0.75’ as indicated on your plans. Additionally, please correct the
maximum allowed height to 25.745’. These corrections should be made on the site plans
as well as the building elevations.
Please make all submittals to a Development Services Permit Coordinator, Monday through Friday,
excluding Wednesdays, between 8:00 am and 4:30 pm. If you have any questions, feel free to contact me at
