Dear Ms. Hansen:
I have reviewed the above building permit application for the Planning Division. Before I can sign
off on the permit, however, the following information needs to be clarified:
1. Critical Areas: The identified landslide hazard adjacent to the parcel on the west requires a 50’
buffer as defined in ECDC 23.80.070.A.1.a, as well as a 15-foot building setback from the edge
of the buffer (ECDC 23.40.280). As proposed, the family room addition would be constructed
within this buffer/setback area. Per ECDC 23.80.070.A1.b, the landslide buffer may be reduced
to a minimum of 10’ based on the recommendation of a geotechnical engineer. Please provide a
geotechnical report prepared in accordance with ECDC 23.80.050 and show the reduced landslide
hazard buffer proposed by the geotechnical engineer along with the 15’ building setback on the
site plan.
Make all submittals to a Development Services Permit Coordinator, Monday through Friday, 8:00 am
to 4:30 pm, except on Wednesdays when we are closed for permit review. If you have any questions,
