The plan presented is insufficient for a number of reasons detailed below. While not required, I would recommend contacting a landscape architect to assist you with developing a plan that will satisfy code requirements. 1. As mentioned in my two previous comment letters, there are specific requirements for landscaping commercial parcels on Highway 99 in the City of Edmonds. Please reference ECDC 16.30.030.A and 20.13 for particular landscaping requirements. 2. The length of the parcel on 234th Street must include a 4' landscaped buffer using Type IV landscaping. The existing parking lot must include Type V interior landscaping. Please design these elements in concert with any requirements from the Building and Engineering Divisions. 3. Street trees and Type IV landscaping are required on the Highway 99 frontage. According to the Edmonds Streetscape Plan, plantings at the side of Highway 99 should have a strong form and should allow views of business signage. A medium to large narrow tree is recommended from this list - a. Acer ruhrum `Armstrong'/ Armstrong Maple b. Acer plantanoides `Columnare'/ Columnar Norway Maple c. Nyssa sylvatica 1 Tupelo 4. Three feet of Type III landscaping is required along the northern parcel boundary. If the fence is to re-established, please show it on the landscape plan. Also, please submit a description of the fence, noting its height. 5. Type I landscaping is required for the 10' eastern buffer adjacent to the single-family zoned parcel, along with a 5 -foot sight -obscuring fence. Please submit a description of the fence. 6. Bamboo is noted as a component on the current landscape plan. Bamboo is a non- native species, the use of which is discouraged in commercial landscape applications in Edmonds. 7. ECDC 20.13.010 describes what is required to be included in a landscape plan. 8. ECDC 20.13.015 describes what is required for a plant schedule. 9. It is noted that the Engineering Division is requiring either removal of the gravel or submittal of a drainage plan for the site. If the gravel is removed, have the landscape architect indicate what materials will be used for short- and long-term site stabilization in those areas. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm, except on Wednesdays when we are closed for permit review.
