Tate 18015 8'� Avenue NW Seattle, WA 98177 RE: PLAN REVIEW COMMENTS 5 FOR PLAN CHECK # 2008-0770 LANDSCAPING PLAN FOR 23329 HIGHWAY 99 Dear Mr. Tate: Thank you for submitting the required landscaping plan for the non -permitted grading work that had been done at your site last summer. The plan looks excellent and I think the landscaping will be an attractive addition to the site. That said, I do have a concern about the northeastern corner of the site where your northerly neighbor has used a portion of your parcel for access. As it is, the plan shows landscaping all the way along the northern parcel boundary and does not indicate that a portion: of it will be used as access. I was under the impression that your neighbor had to use a portion of your parcel to get to the rear of his. If I am incorrect, please let me know. However, if your neighbor will continue to use your parcel for access, please have an easement produced describing what you are allowing the owner of the northern parcel to do on your parcel and indicate the extent of the access on the landscaping plan. Include the County's easement filing number on the landscaping plan. If access across your parcel is still needed, it is OK that the proposed landscaping does not extend all the way along your northern property line. Just indicate where the access will be, whether it will be paved or otherwise, and the extent of the landscaping adjacent to the access. The only other thing I will need to approve your plan is a cost estimate for the materials and labor in order to determine the appropriate landscaping bond amount. Please respond by Thursday June 25 in order that we can keep this process moving forward.
